Rewiring
Full and partial rewiring
Planned rewiring for homes, rental properties and commercial premises, from a full rewire of an older property to replacing individual circuits during a renovation.
- Full rewires
- Partial & circuit rewires
- Renovations & extensions
- Tested on completion
When rewiring is worth considering
Wiring doesn't last forever. Older installations may have deteriorated cable insulation, outdated fuse boxes, too few sockets or no earth on lighting circuits. An EICR is often the best starting point, because it shows whether a full rewire is needed or whether targeted work will do.
A partial rewire replaces selected circuits or areas, such as a kitchen, an extension or circuits flagged on a report. A full rewire replaces the fixed wiring throughout the property, usually alongside a new consumer unit.
Rewiring is normally done in two stages: first fix, when cables are run before plastering or flooring, and second fix, when sockets, switches and fittings are connected and the installation is tested.
Who it's for
For homes, rental properties and businesses
Homeowners
Plan a rewire around a renovation or move, with socket and lighting positions agreed in advance.
Landlords & letting agents
Rewire between tenancies or act on EICR findings, with the work planned to limit void periods.
Businesses
Rewiring for shops, offices and units during a refit or change of use.
The details
What to expect
Planning the work
Your electrician will discuss the layout, socket and lighting positions, and how the work fits around other trades such as plasterers, kitchen fitters and decorators.
Making good, such as filling, plastering and decorating, is only included if it is stated in the quotation.
Living in the property
A full rewire is easiest in an empty property, but it can sometimes be planned room by room. Your electrician will explain what is practical and when you are likely to be without power.
Building Regulations
Rewiring usually involves notifiable work under Part P of the Building Regulations. Your electrician will explain how the work will be notified and certified before it starts.
How it works

Tell your electrician about the property, its age and what you have in mind.
-
Step 2: Survey & quotation
The installation is assessed and you receive a quotation setting out the scope.
-
Step 3: Booking confirmed
Dates for first and second fix are agreed and confirmed separately.
-
Step 4: Installation & testing
The work is completed, tested and documented.

Questions
Rewiring FAQs
How do I know if my house needs rewiring?
Common signs include an old fuse box, rubber or fabric-covered cables, scorch marks, frequent tripping, flickering lights and sockets that feel warm. An EICR gives the clearest answer.
How long does a rewire take?
It depends on the size of the property, access, whether it is occupied and how the work fits with other trades. Your electrician will give you an expected programme with the quotation.
Will there be mess?
Rewiring involves lifting floorboards and cutting channels for cables, so some disruption is unavoidable. Plastering and decorating are separate unless they are included in your quotation.
Can you rewire just part of the house?
Yes. Partial rewires are common for extensions, kitchens and circuits identified on an EICR, provided the rest of the installation is in suitable condition.

Send photos for a quote
Photos help your electrician understand the job. Take them from a safe position and don't remove covers from the consumer unit, sockets, switches or fittings. If anything is hot, sparking or smells of burning, keep clear and call instead.
