What an EICR covers

An Electrical Installation Condition Report (EICR) records the condition of the fixed electrical installation in a property: the consumer unit, circuits, wiring, sockets, switches, light fittings, and earthing and bonding. It is based on inspection and testing, and the extent of the inspection and any limitations are agreed before work starts and recorded in the report.

Observations are recorded using standard classification codes, so you can see what needs attention and how urgently: C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) and FI (further investigation required).

If the report identifies remedial work, your electrician can talk you through the findings and provide a separate quotation. It is then up to you how you would like to proceed.

Who it's for

For homes, rental properties and businesses

Homeowners

Useful when you buy, sell, extend or live with an older installation. For owner-occupied homes, a periodic inspection is commonly recommended at least every ten years.

Landlords & letting agents

Landlords in England must have the fixed electrical installation inspected and tested at least every five years, or sooner if the last report says so. Your electrician can arrange access with tenants or agents.

Businesses

Shops, offices and other commercial premises need periodic inspection and testing. The recommended interval depends on the type of premises and how it is used.

The details

What to expect

Preparing for the inspection

Testing involves switching circuits off, so the power will be interrupted at times during the visit. It helps if the consumer unit is easy to reach, rooms are accessible and tenants have been told in advance.

Let your electrician know about anything that must stay powered, such as medical equipment, freezers, alarms or IT systems, so isolation can be planned around it.

After the inspection

You receive a written report setting out the condition of the installation, any observations with their classification codes, and an overall assessment of satisfactory or unsatisfactory.

Where a landlord's report requires further investigation or remedial work, the law requires it to be completed within 28 days, or sooner if the report says so. Your electrician can quote for remedial work separately.

How it works

A simple process

No online booking or payment is needed. Scope, availability and payment arrangements are agreed before anything is booked.

  1. Step 1: Get in touch

Call, email or WhatsApp with the property type, its size, your postcode and any access arrangements.

  2. Step 2: Quotation

Your electrician confirms the scope of the inspection and provides a quotation.

  3. Step 3: Booking confirmed

A date is agreed and confirmed separately, including access and power interruptions.

  4. Step 4: Inspection & report

The installation is inspected and tested, and you receive the written report.

Questions

EICR & testing FAQs

How long does an EICR take?

It depends on the size of the property, the number of circuits and how easy everything is to reach. A typical flat or small house often takes a few hours; larger properties, HMOs and commercial premises take longer. Your electrician will give you an expected duration when you book.

Will the power be off during the inspection?

Yes, at times. Circuits need to be isolated for parts of the testing. Your electrician will explain what to expect so you can plan around it.

When will I receive the report?

The report is completed after the inspection. The expected turnaround is confirmed when you book.

What happens if the result is unsatisfactory?

The report will list the observations coded C1, C2 or FI that need attention. Your electrician can explain them and quote for remedial work. Landlords should note the legal deadline for required work, normally 28 days unless the report gives a shorter period.

How often does a rental property need an EICR?

In England, landlords must have the fixed electrical installation inspected and tested at least every five years, or sooner if the previous report recommends it.
